Chandlee and Sons Construction Company’s Commercial Renovations category in our Portfolio was created to separate our renovation projects; whether restaurants, bars, offices, light industrial, salons, studios, or retail; from our design/build, build-out or ground-up projects. As our commercial design/build contracting firm continued adding more projects to our portfolio some categories became too large to efficiently browse through. Just as we separated our gym projects from our salons and studios category, we have separated all commercial projects whose scope was to renovate an existing space out from all other categories.
We feature three listings under the new Commercial Renovations category.Under the Projects for Developers listing we feature projects done exclusively for the developer of a property, mostly shopping centers. The projects can be something small like enclosing a dumpster to something larger like taking several previously used retail spaces and returning them to what is called in the industry, a white box. This takes a retail space back down to the bare walls and floors and caps off utilities and more, thus, preparing the space for a new tenant.
Under the Repairs listing, Chandlee and Sons features projects that involve repairing something specific. For example, the plumbing repairs we performed for Ford Fry’s St. Cecilia restaurant, or the new front doors we installed at the Enterprise office in Gainesville, Georgia.
The largest listing under this category is the Renovations listing where most of the projects are restaurants and offices.‘Renovation’ means to modernize, restore, refurbish, makeover, overhaul, redevelop or update. It is not the same as remodel means ‘to change the appearance of’ which is mostly changing paint colors, floor coverings, and adding decorative elements. Renovations require demolition, usually new mechanical systems, and often the removing and adding walls and dividers.
As you will see when you read about the projects under this listing some are larger projects like Table 20 and MillerZell. While others focus on a few elements within the space; expansion of the bar at the El Don Mexican Restaurant and the Senior Fajita Mexican Cantina, or enclosing a space; the dining porch at the Wild Wing Café on Windward Parkway. Projects like, Trade Vue, Stuffed Burger, Stop Loss, Ranger Dalton, Main Street Automotive and the Alpharetta Convention and Visitors Bureau required a change in wall surfaces; new flooring; some new construction; new electrical, plumbing and HVAC components and more.
