Chandlee and Sons Construction Company’s Developments category is dedicated to projects designed and built for developers whether it be commercial construction work performed in a strip center, a major shopping center or the conversion of an older building into retail rentals.
Much of the work Chandlee and Sons Construction performs under this category is what the construction industry calls ‘white box’. This commercial build-out is performed for the developer inside of a previously rented space most often located in a shopping center. The scope of the work involves taking the used space back to the white box finish, a kind of ‘clean slate’ for the next rental tenant. Insuring the space is up to code is a portion of the work along with removing all the previous finishes (walls, ceilings, floors and build-ins) from the space. This leaves bare sheetrock walls, bare concrete floors, usually at least one bathroom with a toilet and sink, and updated electrical, mechanical (including heating and air-conditioning) and plumbing. Sometimes we take a large space and divide it into smaller spaces thereby providing the developer more rental potential. When our work is complete the space is ready for a new tenant to hire a commercial contractor to build it out according to their specifications.
One unique project under this category is The Fairmont Event Venue in the ‘Huff Trail – a Destination’ development in northwest Atlanta. Our project for this developer was to create an attractive large open space that included a kitchen, restrooms, and storage for chairs and tables inside an older structure. We subsequently performed work for tenants who rented space inside the same structure. Once such tenant is Crazy Legs Productions. Chandlee and Sons also contracts with developers for other site improvement projects including enclosing dumpsters or upgrading the façade (or exterior look) of older centers. Sometimes the work includes upgrading sidewalks, pillars and even parking lot revitalization.
