Huff Trail Loft Offices
Chandlee and Sons Construction Company signed a contract on June 18, 2017 with Dan Conner of Fairmont Flats, LLC whose office is in Suite 575 at 1819 Peachtree Road in Atlanta, Georgia. The contract is for the commercial tenant finish of a 24,000 square foot space that was first to be a ‘Masquerade’ (designed, permitted and ready for construction) when the project was halted by a lawsuit. The concept was changed to a loft office concept and Chandlee and Sons Construction received the contract.
Chuck Fatheree is the Chandlee & Sons’ project manager on this Atlanta retail build-out. The scope included the demolition of the entire interior space including an overhead door opening. New walls were erected in steel to divide the very large space into studio suites A-H. Sheetrock was hung with insulation added to the walls of the restrooms and those adjacent to the deck. The sheetrock was painted and finished with white cove base. Acoustical ceiling tile was hung from the ceilings. Four storefront doors, one overhead door, two dual swinging kitchen doors, eighteen stained birch doors, and one exterior metal door were installed and trimmed out. The existing concrete floor was infilled, repaired, repaved and finished with polished epoxy. The mechanicals installed included one high/low water fountain, a grease trap, one eighteen-ton HVAC unit and all required electrical components. Two restrooms were created with partitions, accessories, mirrors, and two three-sink hard-surface vanities. The exterior work included some lintel and roof work, the extension of a pipe, some grading and paving a 20-foot driveway.
Goode Van Slyke of Atlanta and Amanda Ashwood of Decatur were the architects for this light industrial project and Stability Engineering of Decatur were the engineers. Light fixtures were purchased from Hudson Valley Lighting of Wappingers Falls, New York. Kim King Associates, the property landlord, signed a change order on August 15 for additional electrical work. Their offices are also in Suite 575 at 1819 Peachtree Road in Atlanta.
The Huff Trail is a westside destination – according to their website because it is located along the upcoming Westside Trail of the Atlanta Beltline. This former paint factory now offers studios, offices, exhibit areas, green spaces and gardens for art. The developers have created 1,000 to 20,000-square-foot office spaces that feature natural brick walls and high-ceilings with an industrial feel targeting artists, entrepreneurs and other creative tenants.
With construction underway in July, 15,750 square feet was already pre-leased with 1,000 to 24,000 square feet of studio spaces remaining. The landlord also welcomes retail and restaurant concepts. The venue has prominent signage and wall art opportunities.
