Enterprise Rent-a-Car and Rent-a-Truck Facility – Kennesaw
Chandlee and Sons Construction Company LLC signed a contract with ENTERPRISE LEASING COMPANY OF GEORGIA LLC represented by Billy Giddens, CFM, on September 26, 2016 for the ground-up construction of a new facility for the rental of heavy duty and light duty trucks and cars. Their office is in Suite 1000 at 1850 Parkway Place in Marietta, Georgia.
The 2.12 acre site is located between State Road 293 (old highway 41) and State Road 41 in Cobb County. Architectural and engineering drawings are by Lee’s Designs and Associates, Inc. of Norcross.
This ground-up design-build project is under the expert supervision of Senior Project Manager, Kenneth Rybnikar. The scope of the work on this project includes erosion control and storm drainage, creating a detention pond and a sanitary sewer, the installation of a water system, parking lot sub-base and finish including parking striping, and landscaping (seeding, shrubs and trees).
On November 28, 2016 a change in the scope was signed between Enterprise and Chandlee and Sons Construction for the construction of two separate buildings on the site; one for the Rent-a-Car services at 2,563.38 square feet and a second building for Rent-a-Truck services at 2,890.68 square feet.
By mid-February 2017 the team was finally pouring concrete, but the site was not ready for the construction of the buildings to begin. Georgia Power was on site to relocate their power poles. A pending change order was generated as the soil where the Georgia Department of Transportation deacceleration lane was to be located was found to be too soft. Therefore, the engineer worked on the solution to stabilize the soil by bridging it. This solution went into permitting and should be approved soon.
Steel supports for the building were being placed by early April. There was a problem with the fabrication, so our vendor is solving it. Paint colors are currently out to Enterprise for their approval. The rain has caused delays quite a bit along with the delay in the steel girders. Most of the site work is complete except for paving the lot which will be done further along in the schedule.
Chandlee Holdings CEO, Seth Chandlee, visited the site on April 26 to witness the steel girders being installed for both the rent-a-car and rent-a-truck office buildings, Site preparation was ongoing.
Seth visited the site again on May 12 making these remarks, “Enterprise Rent a Car and Enterprise Rent a Truck – two brands – two buildings -one location! The construction of the ground-up buildings is underway. Chandlee and Sons Construction Company was the chosen general contractor for this national brand state-wide!” At this stage in the construction the walls are going up – soon to receive their exterior and interior finishes, along with the required utilities and details. Site work is also in progress.
There are two buildings going up on this large commercial site. One building for the rental of cars and small trucks and the second building for the rental for trucks with larger engines and larger sized trucks. On June 21, the crew was paving the large lot, seven truck loads dumped and thirty plus to go. The paving work was performed while construction on the two buildings continued. One building is further along in construction than the other as the photos show. Work inside the buildings includes constructing walls to divide office spaces and create restrooms and an employee lunch space, along with all mechanical systems: electric, plumbing and HVAC. Surface materials will soon be installed; acoustical ceiling tiles, floor coverings and finishes, doors with hardware, painting and cove base along the walls. The last stage will be the installation of counters, breakroom appliances and furniture and of course, wiring in the telephones and computers. Vehicle clean up and washing facilities will also be part of the scope.
Through June the crew continued paving the parking lot and creating curbs, another crew began the finish on the exterior of the building. An enclosure was constructed for the carwash while some landscaping was placed. The asphalt trucks delivered their last load for the parking lot on Friday, the thirtieth.
Ten days later Seth visited the site again and remarked that this dual business project was just a few weeks from completion. This project was a complicated project involving full site development and the ground-up construction of two separate buildings with all the necessary facilities to process both the rental of autos and trucks. Many subcontractors were involved in the construction of this commercial light industrial project.
“This multi-million-dollar ground-up project for Enterprise in Kennesaw, Georgia is finished,” remarked Seth on September 21. “Each office building contains state-of-the-art automated car washes; energy efficient roofing; spray-foamed interiors; LED lighting throughout the buildings and the site; insulated storefronts; easily washable floor-to-ceiling tiled bathrooms; high SEER HVAC units; extensive natural lighting; roof access portals; automated switches that shut-off when not in use; plus, the parking lot is six-inchesthick, comprised of super, heavy-duty, traffic-rated asphalt that is the strength of concrete. This is a good-looking development. A ton of work went into this project that was managed by Ken Rybnikar with assistance from the staff in the Chandlee and Sons’ office and Chandlee Electric.”
“Our electric company installed all the components for the complex electrical system – a complete lighting and electrical package inside and out, including site lighting, transformers, and panels. The crew did an incredible job utilizing the skill of each team member to fulfill the design on this commercial build,” continued Seth. “Both buildings received their Certificate of Occupancy earlier in the week. I am super excited to see finished products like this development come out of our companies! We have an incredible team. Congratulations to everyone who worked on this deal. On we go to the next big project.”
