Chandlee and Sons Construction Company signed a contract on May 2, 2019 with Joseph Goldstein, owner of Somera Road/Athens Georgia, L.L.C., for the demolition and build-out of two white box spaces in a previously leased single space in the Athens West center. Chandlee and Sons also signed a contract on May 6, 2019 to provide the architectural permit set, new layout and other architectural specific items and the MEP plans.
The scope of this commercial design/build project is to remove the finishes from the previous tenant, an Ingles grocery store, then, bring the utilities up to code per Athens/Clarke county requirements, and divide the space into two white box or vanilla box spaces. The time frame is six weeks from the day work begins. Warren Phillips is our Project Manager on this commercial build-out project.
The details of the demolition of this property began with removing the ceiling finishes, the light fixtures and interior walls down to the shell. Our crew framed a two-hour fire wall that divides the large space into two equal spaces from the front to the back. Sheetrock was hung on both sides of this wall with rockwool insulation, mudded and sanded. They also framed the perimeter walls and hung sheetrock that were also mudded and sanded – ready to paint.
The electricity coming into the building was split into two breaker boxes – one for each space. Athens/Clarke County was required to install a 2-inch water meter and sewer hookup. Our plumbing crew cut into the concrete for the county to install the necessary components and closed it back in with new concrete. Running water to the restrooms and possible kitchen may be added to the scope later. A new sprinkler system is not in the scope, but when it is added it may have to be split off with a new fire box and additional 4-inch water line depending on county requirements.
Our crew removed the existing vinyl tile floor covering and ceramic tiles and scrapped the concrete clean. The concrete floor was chipped and grinded to make it level and any drainage areas and troughs were filled and leveled.
Warren sent an update the first week in June; he remarked, “We have removed the tile from the floors, as stated above. We have also removed the acoustical ceiling panels and lights, and all the interior walls. At this stage about eighty percent of the electrical work is complete, and the conduit and PVC pipes above the floor are being cut down. This will be complete next week – then our crew will begin to fill and patch the holes.”
The following week the crew was still grinding the concrete floors to remove glue residue. This is a process as the square footage of the space is very large. Once they are done, the floors will be prepped. The following week new concrete will be poured to smooth and level the entire floor surface. The framing carpenters will construct a separation wall and the electricians will begin installing the necessary electrical services.
Warren updated the team on Friday, June 28 that the concrete had been poured in the recessed tile areas, and the crew had finished patching any holes in the floor. The electricians had started the process of cutting into the existing concrete slab where the underground pipes will lead to the service panels. And the drywall crew began snapping lines and installing the top and bottom racks of the sheetrock today.
