On June 23, 2017, Chandlee and Sons Construction Company signed a contract with Billy Giddens of Enterprise Leasing Corporation LLC whose office is in Suite 1000 at 1850 Parkway Place in Marietta, Georgia. The contract is for the build-out of an Enterprise in Canton, Georgia. The architect is New Space Design in Duluth.
Seth Chandlee, CEO of Chandlee Holdings, commented on Facebook, “Canton Enterprise was awarded today. It is a complete conversion of an old fast food restaurant.”
A month later Seth stated, “This Enterprise Rent-a-Car is a full gut project with a build to reconfigure the interior, exterior and site. The upgrade of an old existing car wash is also part of the scope. Work is underway.”
The scope of this complete commercial renovation of an existing free-standing building began with demolition of the parking lot, a driveway and removal of an existing exterior cooler. The demolition of the building began with removing the wooden siding and trim, facia and soffits. All interior partitions and existing dry wall were removed, along with all existing floor coverings, ceiling tiles, restroom fixtures, a water heater, a mop sink, a wooden deck and a to-go order window located on the left side of the building including the walls, roof, window and concrete slab. Certain existing doors and windows remained.
Existing concrete was cut into for electrical lines, voice and data lines, and new sanitary lines for restrooms and breakroom. New concrete was poured to widen the approach and exit drive for the carwash and curbing is to be added. The building will receive new stone veneer water table on all four facades. The existing roof will be prepped and painted, and new metal eves and soffits will be installed. A pre-manufactured metal roof will be installed over the carwash. Gutters, downspouts and moisture barriers will also be installed.
A variety of doors and windows with corresponding trim and hardware will be installed throughout the building. Interior walls will be erected including stubs, gypsum and finishes. Insulation and soundproofing will be placed inside the walls of the restrooms and the manager’s office. Insulation will also be added to the ceiling above the new ceiling tiles. Floor finishes include vinyl floor tiles, carpet and ceramic tiles. New fixtures will be installed in the restrooms, along with an on-demand water heater, and a sink and new cabinetry in the breakroom. The existing HVAC system will be updated with new ducting and exhaust fans, and the existing thermostat will be used but relocated.
The plans for the electrical work require that outlets, lighting and distribution be removed. The existing panel and phone board will remain. New switches, conduit and some outlets will be installed per the plans with all outlets covered the same to maintain the design. Motion sensors will be installed in all non-retail spaces. A sign will be mounted inside the office, new lighting will be installed over the entrance door, and waterproof lights will be installed in the car wash.
