The Suites at Howell Mill Road – white box build-out
Chandlee and Sons Construction Company signed a contract on April 18, 2017 with George Rohrig of Cartel Propertiesfor the white box finish of three suites in a two-story building they own in northwest Atlanta. The building, built in 1968, contains over 31,000 square feet of leasable retail, office and showroom space.
The property is located on what will soon be part of the Atlanta Beltline; a walking and cycling trail that follows an old rail line around the down town portion of Atlanta with restaurants, shopping, living facilities located all along the trail. MARTA is also to be part of this development. Chandlee and Sons Construction completed a project along the eastside trail of the Beltline, Ladybird Grove and Mess Hall, a few years back.
The scope of this commercial build-out project is to create new white box finishes in Suites 200A (1954 square feet), Suite 300A (3054 square feet), and Suite 400A (3416 square feet) inside the building creating a clean slate for a prospective tenant. This project is under the supervision of Chandlee and Sons’ Project Manager, Chuck Fatheree.
The initial proposal required the following construction in each suite:
A 1-hour rated tenant demising wall between each new suite
A 2-hour rated tenant demising wall between space 200A and 100A
Demising walls receive insulation, sheetrock and level 5 finishes
Exterior egress door removedin Suite 400A and replaced
Some exterior louvers removed, inspected and replaced with store front glazing while remaining louvers must match the exterior of the building
Existing wall sections demolished to provide new store front locations
New partitions supplied and insulated
Existing glass sliders replaced with store front glazing
Existing curb cut into for new concrete ramp, loading platform and stair rails
Existing restroom fixtures removed along with wall and floor surfaces
Each restroom space inspected and divided intoa restroom and utility room with separate entry
New plumbing fixtures installed in each restroom
New framing at the front of the suites including roof overhangs
New electrical fixtures and service
New sconce light fixture and signage on the exterior
New HVAC rough-in and ventilation fans
Site will be continuously cleaned and thoroughly cleaned upon completion of contracted work
By May 18, demolition of the interior was complete, steel wall studs had been erected, and the electrical service panels and disconnects were purchased and stored with the build-out to begin in a few months.
Chandlee Holdings’ CEO and Founding Partner of Chandlee and Sons Construction Company, commented on October 19, “The unofficial name for the project at 1429 Howell Mill Road is The Suites at Howell Mill Road. Progress is underway in this old warehouse where our crews are dividing the space into three retail storefront suites with an elaborate floating steel cantilevered exterior entrance system.”
Upon another visit to the site on December 5, CEO Seth Chandlee made these comments, “The Howell Mill Road retail white-box suites are making progress! The custom-built elevated steel walkway is nearly finished.”
“The project is on a temporary hold while the client makes changes to the design and the contract,” stated Seth during a site visit on January 4, 2018. The client added a new storefront design and the construction of two restrooms. Once the design was approved and a new work permit was granted construction was underway again in April.
