Chandlee Construction Company has undertaken a small design and construction project on the interior of one of the 18,000 square foot penthouse units on the top (19th) floor at this prestige property in the Buckhead Plaza development. OVATION CONDOMINIUMS are located between the St. Regis Hotel and the famed Buckhead Atlanta ultra-upscale center.
The scope of this residential project was to frame in a 600 square foot mezzanine to be used for second floor storage. The project is supervised by Senior Project Manager, Carey Hughes.
This development was constructed in 2004 by Trammel Crowe Residential and designed by Preston Partnership, LLC. The building features one and two bedroom condos with 9’ and 10’ ceilings, except for the penthouse units that have soaring 22’ ceilings in the living area. All units feature floor to ceiling windows and high end finishes. The lobby of the building is two stories. The exterior of the structure is neo-classical masonry with some modern stucco elements.
By January 15, 2016 the engineering for this new addition was nearing completion and demolition has started. Six days later the demolition was finished, the site was thoroughly cleaned and the framing of the walls was completed to 12 feet. The owner, Jay Bullock, stated that he wanted the walls to go to 13 feet instead of 12 feet. On January 25 the old HVAC unit was removed and the drywall was in the process of being taken down. When the additional framing materials arrived during the day the Chandlee crew began framing and roughing-in the ceiling.
The wood framing was completed on Wednesday, January 27 and the rough-in work on the ceiling began. A day later a sub broke a sprinkle line causing water damage in four units. The owner stated on the 29th that he wants a mezzanine framed in over the bedroom. Work was halted this day due to issues with the insurance.
Work was back underway and on February 10 the old electrical to be removed was completed and all of the site trash was also removed.
Seth Chandlee, Managing Partner, Chandlee Construction, visited the site on February 15 and had this to say, “This top floor unit in the Ovation high rise was converted from a single level unit into a two story unit. This was quite interesting to accomplish. Every single piece of debris, material, and workmanship had to be limited to no more than two parking spaces, while making zero noise, creating zero dust, and sharing a single freight elevator. Tack on no materials longer than 12 feet – without the use of a helicopter – and you end up with the pictures you see here. Every single utility had to be relocated. Custom ordered materials were trucked in from Ohio and a small sprinkler head issue made this a logistically pleasing project. Good work guys.”
On March 1 the project was placed on hold pending permitting. A letter from the engineer was received seven days later. At this point the project it was turned over to the owner. A simple but interesting project was now complete.
